Heckaman Homes is a manufacturer of custom modular homes, also known as off-site or systems-built homes. Our homes are built to the strictest construction codes to meet the same state and local building codes as any site-built home.
We are a modular home that is systems-built, stick-built indoors and off-site (in a dry, weather-controlled, factory setting) with superb and accurate building systems in place for better quality; hence the term off-site, systems-built modular well describes our product. Our homes are not susceptible to weather conditions as homes that are built on site. They are built strong, shipped on a flatbed carrier, and are crane-set on the foundation. They carry a 1-year service warranty and a 10-year structural warranty.

There can be confusion for home buyers in the names used to describe a residential home of this type. Over the years, you may have heard terms like manufactured, modular, BOCA modular, pre-fabricated or pre-fab, stick-built, off-site built, and systems-built. It is very important to understand the distinction of these terms. One thing is for certain, don't underestimate the quality of Carriage Custom Homes.
Our homes are sometimes referred to as modular, off-site, or systems built; however, these do not adequately describe what we offer. These terms can be very general and there are different levels of construction used. Our homes come standard with:
2 x 6 exterior 8' walls (9' sidewalls available), 16" on center with a continuous vapor barrier on all exterior walls (between drywall and wall stud)
7/16" osb on all exterior walls, with exterior house wrap applied under vinyl siding
R-21 high density EcoBatt sidewall insulation with no dyes/chemicals, R50 EcoBatt and blown ceiling insulation
7/16" osb roof sheeting with 15# felt paper and CertainTeed architectural shingles, including shingle cap ridge vent, vented soffit and aluminum fascia, and ice dam
Roof trusses are spaced 16" on center for 70# snow load; 5/12, 7/12, and 10/12 pitches
Floor system is 2 x 10 with 24', 28', and 30' wide homes
¾" tongue and groove osb floor decking that is glued and mechanically fastened
½" drywall throughout with 2 x 4 interior walls, 16" on center, nailed, screwed and glued
Floor decking and drywall is glued, nailed, and mechanically fastened
Sheeting is glued and mechanically fastened
Drywall is nailed, screwed, and glued
Wiring and plumbing is protected with steel sleeves
All electrical outlets and switch boxes on exterior walls are caulked to eliminate air infiltration
Insulation is tacked at top to prevent slipping and split and clamped around wires
Drapery blocks at windows
Pex water lines are standard and copper is available
Walls have smooth finish with Sherwin Williams latex base paint
Ceilings have textured finish with smooth finish available
Interior of house is 90% complete upon delivery
Merillat cabinets, Andersen windows, Congoleum vinyl flooring, Shaw carpet, Formica laminate countertops with Corian and Quartz available, Moen faucets, Georgia Pacific vinyl siding, CertainTeed shingles
Manufactured homes typically refer to mobile homes. Carriage Custom Homes does not offer mobile homes or manufactured homes. Mobile homes are delivered on a frame and axle that is not removed. These homes are typically found in mobile home parks but can also be placed on some private property. They are built to a lesser construction code and can be removed from the site and placed elsewhere with fairly minimal cost.
